Home REIT Faces Major Legal Challenge From Property Investors

Home REIT, a UK property investment company that focused on accommodation for vulnerable people, is facing a major High Court claim brought by around 800 current and former shareholders.

The investors allege that they were given misleading information about the company’s property portfolio, rental income, tenants and financial position. They are seeking compensation for losses they say resulted from those alleged misrepresentations, with reports putting the potential claim at more than £120 million.

The dispute has its roots in concerns that emerged in 2022, when questions were raised about the value and condition of properties held by Home REIT and the reliability of its rental income.

The company’s shares were subsequently suspended for more than three years, while its property portfolio was sold and the business moved toward a managed wind-down.

Legally, the case centres on investor protection and alleged misrepresentation. The claim includes potential liability under the Financial Services and Markets Act 2000 and the Misrepresentation Act 1967. Home REIT has previously denied the allegations and says it intends to defend itself.

The case also comes as the UK Serious Fraud Office investigates suspected fraud and bribery connected to the company’s past management. Six people were arrested when the investigation was announced in January 2026.

For the property sector, the case highlights the legal risks that can arise when property valuations, rental income and investment disclosures do not align with what investors were led to expect.
